PARTICULARS

We are delighted to bring to the market what is, in our opinion, one of the highest quality boarding catteries that we have had the pleasure of being appointed to sell.

Set in glorious rural surroundings yet minutes away from the expanding South Norfolk town of Long Stratton, which provides all everyday amenities including schooling and a leisure centre, this exceptional opportunity provides the ideal lifestyle business choice. Both the lovely spacious family home and the bespoke high quality cattery provide excellent first class accommodation for both humans and cats alike!

If you are looking for a cattery business together with a property for yourself to settle in then look no further as you will be hard pressed to beat what is on offer here.

THE BUSINESS ITSELF

Timbers Boarding Cattery has been open since 1984 with the current owners taking over some 16 years ago and it now only comes onto the market due to retirement. The many repeat customers and positive reviews, the business provides evidence of its excellent reputation which can be further understood and seen upon visiting the site.

The cattery was completely refitted out in 2016 which should mean that a new owner will have the benefit of many years without the need for further significant investment into the business. The cattery has been formed by the installation of a bespoke design uPVC double glazed installation which runs the entire length of the units. This provides good heating and ventilation for its residents as well as excellent visibility. In addition the design also means that it sits very well in the garden and almost blends in with the greenery and planting.

The 35 no. Individually heated and above regulatory size units can accommodate up to 95 cats with single, double, family and interconnecting units available. There are provisions for isolation units and holding pens as well as hygienic wash down walls and floors to ensure that the business enjoys a 5 Star Animal Welfare Rating as issued by South Norfolk District Council. Excellent facilities can be found throughout and you would have no hesitation about leaving your cat here.

The business utilises a Swedish timber frame building of approx 200 sq ft to provide a lovely reception room and office with desk area, table and seating and a built in kitchenette with range of wall and base units and space for w/m and fridge and a slimline d/w. Adjoining this is an additional store room, a washout room and staff/customer w.c which all in all means that the business can be run independently of the house.

In addition the business benefits from an informative website and Facebook site with an online booking facility, CCTV, smoke alarm, plenty of parking and scope to increase the number of units if wished, all set in a peaceful dog free environment.

Whilst the Covid-19 pandemic did see the business close, like all others, it has since reopening reported high booking levels with August becoming full very shortly after bookings were able to be taken again. In previous years the decision was taken to restrict the number of bookings to ensure that the VAT threshold was not exceeded however this has meant having to turn away bookings and so there is clearly scope to increase the turnover further should a new owner so wish. With low overhead costs the business provides a very high profit margin which can be further increased depending on how a new owner wishes to operate it.

We recommend viewing the business website and Facebook pages to get further details on how the cattery is operated particularly the videos which provide a virtual tour of the facilities.

ACCOMMODATION
ALL MEASUREMENTS ARE APPROXIMATE AND FOR GUIDANCE ONLY.

Standing proudly in approx. 0.45 of an acre and set well back from the country lane, in a rural setting on the edge of Long Stratton, this substantial property of c. 1900 sq ft (177 sqm) offers all that a modern family would wish for in a home.

A long gravel driveway leads you down to the property with a parking area at the top by the lane with further parking available in front of the house. There is additional parking available under the car port and within the garage however this area is currently used to access the cattery. This area could also be used to extend the business if required. There is though an additional private access to the rear garden found to the other side of the property.

Upon entering the property through the entrance porch into the reception hall you will find an open staircase taking you up to the first floor as well as doors off to the lounge, kitchen/diner, a ground floor shower room and storage cupboard.

The good size kitchen/diner (c. 7.16m x 3.45m) is well fitted with a range of cream coloured shaker style wall and base units with inset feature lighting and space for a Rangemaster cooker and dishwasher. The units continue in the adjoining utility room which provides room for a tall fridge, tall freezer and washing machine and off of the utility room is a good sized and useful rear porch.

The dining area has a bay window giving a light and bright outlook across the front garden and providing a sociable entertaining space. The kitchen and dining areas are joined by timber effect flooring and have inset ceiling spotlights. Off from the dining area is a door into a large reception room (c. 5.49m x 5.44m) which is currently in part used as an additional private office for the business and to the rest a further sitting room. Double aspect and again light and bright this room could serve a number of purposes.

The separate living room can be found to the other side of the reception hallway and is again sizeable (c. 3.62m x 7.48m) with a bay window to the front, windows to the side and views to the rear garden through the conservatory. There is a feature wood effect fire place providing a focal point as well as glass folding doors dividing the lounge from the conservatory so that these rooms can be separated or opened up as so wished.

The quality conservatory to the rear is approx. 5.81m x 3.31m in size and offers views across the rear garden and to the cattery. With a solid roof and half height windows this provides a further useful reception room which can be utilised in a number of different ways.

On the first floor you will find 4 good sized bedrooms all of which can accommodate double beds and each with built in wardrobes or cupboards and fitted with carpets. The master bedroom has the benefit of an en-suite bathroom with shower whilst the 4 piece family bathroom has a Jacuzzi bath and separate walk in shower. Of particular note are the fine views from the front bedrooms over the gardens and fields beyond.

Outside the rear garden has been very well planted and maintained with a seating area, lawn and to one side a timber garden studio. The front has been laid mainly to lawn with well established trees and planting and there is various outside lighting.

The property and grounds have all been very well maintained and are connected to mains electric and water with oil fired central heating and a waste water treatment plant.

Finally in addition we believe that there is an opportunity to apply for planning consent for the erection of a new residential property at the front of the site based on consent given to neighbouring properties. The buyer will need to make their own enquiries in this regard and whilst we feel that a precedent has been set no guarantee that this would be granted is given by either EM&F or the vendors.
