Timbers Boarding Cattery has been open since 1984 with the current owners taking over some 16 years ago and it now only comes onto the market due to retirement. The many repeat customers and positive reviews, the business provides evidence of its excellent reputation which can be further understood and seen upon visiting the site.

The cattery was completely refitted out in 2016 which should mean that a new owner will have the benefit of many years without the need for further significant investment into the business. The cattery has been formed by the installation of a bespoke design uPVC double glazed installation which runs the entire length of the units. There are provisions for isolation units and holding pens as well as hygienic wash down walls and floors to ensure that the business enjoys a 5 Star Animal Welfare Rating as issued by South Norfolk District Council. The business utilises a Swedish timber frame building of approx 200 sq ft to provide a lovely reception room and office with desk area, table and seating and a built in kitchenette with range of wall and base units and space for w/m and fridge and a slimline d/w. Adjoining this is an additional store room, a washout room and staff/customer w.c which all in all means that the business can be run independently of the house.

In addition the business benefits from an informative website and Facebook site with an online booking facility, CCTV, smoke alarm, plenty of parking and scope to increase the number of units if wished, all set in a peaceful dog free environment.

Whilst the Covid-19 pandemic did see the business close, like all others, it has since reopening reported high booking levels with August becoming full very shortly after bookings were able to be taken again. In previous years the decision was taken to restrict the number of bookings to ensure that the VAT threshold was not exceeded however this has meant having to turn away bookings and so there is clearly scope to increase the turnover further should a new owner so wish. With low overhead costs the business provides a very high profit margin which can be further increased depending on how a new owner wishes to operate it.

Standing proudly in approx. 0.45 of an acre and set well back from the country lane, in a rural setting on the edge of Long Stratton, this substantial property of c. 1900 sq ft (177 sqm) offers all that a modern family would wish for in a home.

A long gravel driveway leads you down to the property with a parking area at the top by the lane with further parking available in front of the house. There is additional parking available under the car port and within the garage however this area is currently used to access the cattery.
