Currently operating successfully as a Thai restaurant and delivery service, which can of course be continued, but suitable for various cuisines as well, there is great potential for anyone who has a strong vision for their own offering to come in and create something new and exciting for Norwich.

THE BUSINESS ITSELF

Situated in a busy pedestrianised section of the city centre the restaurant has built a good reputation for itself and is well placed to attract the many passing locals and visitors alike. With lots of national name brands in the close vicinity as well as being a stones throw from the main bus stops for the city and the famous castle it is easy to see why this location is a great spot to have a restaurant.

Whilst currently providing a Thai themed and inspired restaurant with the fitted kitchen and full extraction it benefits from it would lend itself equally to a range of other food offerings whether that be alternative Asian and Far East cooking or perhaps tapas, steak or vegan.

With relatively low overheads for a city centre location and being run by the owner and one full time member of staff together occasional staff as needed the business still achieves a turnover in excess of £100k with a healthy profit margin to match.

ACCOMMODATION

The building provides interesting accommodation and we understand that parts of it date back hundreds of years particularly where the kitchen is situated. Spread over what could be classed as 4 floors and giving a good sense of light and space to the dining areas there is good potential to revamp the interior to create a great ambience and an enjoyable place to eat out.

On the ground floor the front facade to the street has large windows which let lots of light into the building and which also provide passing people with the chance to look in and be tempted by what they see. The ground floor has an open ceiling to the first floor level and a mezzanine floor provides additional seating for diners. Given that there are additional large windows at first floor level the mezzanine could (subject to consent) be extended to cover the whole first floor level to provide further covers. Currently there are 40 covers but we believe that that this could be increased by a further 15-20 with the mezzanine extended. The mezzanine floor has it’s own fire exit which should making gaining consent for this works much easier. The ground floor also has the benefit of a service counter with bar behind, customer toilets, air conditioning and CCTV.

The kitchen is situated at basement level and provides a 3 wok burner with full extraction above together with the usual range of fryers, grills, microwaves, sinks, dishwashers and stainless steel work surfaces. In addition to the under counter fridges and freezers there is also a very useful walk in fridge and freezer and a dumb waiter to take hot food up to the restaurant. This level also has a staff toilet and fire exit. Finally there is a separate staircase from the ground floor to the second floor which provides good sized dry store room again with it’s own fire exit.
